Call them up immediately and ask for information on the property(bed/bath, days on market, bank owned, shortsale, standard, etc..), find out if they any other properties they are listing, and then make the offer (study your market of comparables first in the area).

I am going to research a mini storage/ mobile home deal and had a question before I go to bed.

There is a particular property that I like, but it has some "issues" so I thought I would get some opinions from the pros.The property: a duplex with 2 one bed/one bath units and an additional seperate unit they are calling an "in-law."

Call them and see if they are looking to buy more properties in this area, and ask their criteria(price, bed/bath mix, cash buyer or financing, wholesaler rehabber or landlord, etc..)

Nowadays, you can put it on your bed and get laid every night!

We rented a large cabana with 4 large beds upstairs and a bathroom (with hot water shower, which you didn't see much in those days) and air conditioning (again, something rare) with wireless internet (we had it wired) and added an LG air conditioning system downstairs with cable tv and was on the bus route to town (or you could walk, which we did quite often), but because the locals felt we were trespassing on their work, we were forced to live out our money and returned home broke.

First time in years that the income tax refund period is not seeming to affect tenant quality.Have been advertising a vacancy for a nice 2 bed/1 Bath for a month now, well below market rent, and great condition, not one decent application.

It will rent conservatively for $550 per unit for each of the 1 bed 1 bath units.
