I'd be very careful about buying a subordinate position without understanding a reliable exit strategy, a true knowledge and understanding of the liens on the property, payoff amounts, potential title issues, value of property, etc.

Not sure if the seller is shopping it with someone else or if another wholesaler is baiting cash buyers.

You're definitely a ways away, but if you ever find your way out in Bellingham, I'd love to meet with you over coffee and talk shop!

**Edit: It is also relevant to note that the true end goal of this type of setup to to get my private money investors (who know nothing of REI) to get more comfortable with my process and success, as well as, increase their cash-in-hand to reinvest in me down the road on much bigger deals.
