@Anthony Buccanero if you are a project manager and are comfortable with processes and "following the lease" and it sounds like you are treating this like a business from the beginning so I'm sure you all will do very well.

For the HOA boards that I am on, all communication related to a payment plan would have come through the management company as drafted and handled by their attorney on behalf of the HOA.A payment plan that was discussed in writing (email), drafted and signed by you (thus agreed to), and then has been acted upon as agreed by all parties for 7 months (they accepted the payments) - IMHO is effectively "executed".

@Matthew Wilson A BK has no real effect on the lender....as far as foreclosing or doing a short sale...the bank still has the mtg and can foreclose at any time, unless it was a chapter 13 with an approved plan.

Advantages: you can scale, the building qualifies for the loan, numbers work better, the building is treated as a business and valued by the NOI instead of being valued by the comparable in the area.Disadvantages/Things you need to be aware of:  If you have never done a commercial deal before usually a little harder to get financing so I would talk with a loan broker instead of going to individual banks.

I do plan on getting a backup generator but there’s a one year backlog ughPlumber is pushing for me to switch to a new propane heater to heat both units.My concern is running out of propane and having the pipes freezing...Someone suggested to me that electric baseboard heaters are a good choice and cost effective.
