If you are purchasing for an investment you would want to know how much total that you would need to invest including; purchase price, closing costs, rehab, holding costs, etc...

But I wouldnt go in totally blind with no contingencies and probably wouldnt waive on an investment property where there are many options on where to invest my cash.

Ask how it's being advertised and look online to see if you can find the ads.

Hi BP Family, I am totally new to this, and kind of nervous, but I am wondering if I can get some expert advice from all of you awesome members.

I’ve been learning how to do different reno projects from watching and assisting in work being done in my parents house, watching shows on tv to learn some tips, shopping online for materials and learning the costs to get them done and installed, I have created a few extremely detailed budgets to familiarize myself with costs, I’ve studied a few areas I’m interested in and have been following their markets for years, and reading articles on different aspects of the business.

I'll soon find out...Purchase price is 244k plus the closing costs (so maybe 250k total). 

So first thing I see is the total cost of project is 27K more than the ARV.

That won't get you finished, but might get the value up to $40K so you can borrow up to $25K total? 

I now came up with a strategy and I would like to have some feedback, whether it is a realistic scenario or total bogus.
