Have you considered a Master Lease agreeement with a lesser down payment in the form of a non-refundable & applicable option consideration FEE,  and a 12 - 24 month Option to Purchase at your agreed price? 

Inventory on the duplex/triplex front is a bit low in the greater PHX area, but there are creative options (homes with casitas, homes zoned for multi family, etc.) that are out there.

Residential typically leases much faster and easierSo it’s an offset - if you have the option I would do commercial but only if you can sign someone up for like a five year lease.

I saw solar leases that started at 13 cents and went up every single year for 30 years  the payment was in excess of 70cents/kw at the end  and there was no buy out option during or after the lease  Ps.

This lowers refinance options.

If you need complete separation from your tenants, it does limit your options. 

My bigger question though is, are FHA and DSCR loans my only viable option since I am 18 and have about 0 capital.
