Just curious, are you finding it harder today to make the #s work, compared to 2 or 4 years ago?

That's when I had to fall back on my painting business again to get me through, that's where I currently am today.

Ugh, so today was a big challenge that, sadly, made me pause and question how the heck I'm going to do real estate with a new baby.  

I do believe you need to put your feet in the water it you actually want to learn how to swim, so most likely, in a few years, i will look at the investments I have made in the last few years and say to myself "today I would have done it better", nevertheless, I am happy i have done them. 

Frist, no as far as detached homes go, I think the market is doing just fine and there is room for plenty of growth even at the high prices we see today.

Your term is two months deposit TODAY but the countered with one month deposit today and another month in August.  

I'm headed out today and will probably pick up some more while looking at another flip.

As far as over paying.... prices are rising so quickly that a deal you may have passed on 6 months ago seems like a bargain today.
