Over deliver what they are expecting and be quick to take care of any issues or complaints and you will get there.The first year can be a buildup to get to where you need to be.Maybe have some friends stay their cheap in exchange for a great review and an honest constructive critisism.

A pay or quit notice shall be issued on the second of the month if rent is not received in full by midnight of the 1st of each month.

And then, of course, there's the issue of income.

But if you are really looking at the flip in 3 or 4 years that is another issue.

The home had severe structural/foundation issues which were not disclosed in that pre-listing inspection report that was sitting on the kitchen counter during our buyer's inspection.

Here is my issue. 

The roof in that area covers the room, and the back balcony/porch, and it is approximately 400 sq. feet.I got two estimates: 1) $4843.09 by Home Depot, the Sales Consultant stated that they need to repair my roof and the neighbor's together, they do not install new roofs on situations like mine, where the roof is "shared by two properties, due to potential liability issues being claimed by my neighbor.

The issue is the home won't qualify for a conventional loan and they don't want to go after hard money due to the expense, and have asked about seller financing.
