Steve MightAs I mentioned in prior posts, we have moved away from being "pet friendly" in most of our properties for some of the very reasons you are now encountering: a 2K floor refinishing on a 1-2year turnaround grows old quickly.In the one property were there are still pets (3-dogs, which we inherited with the building), we have used commercial grade vinyl {think Target, Wally-world, etc} and it appears to be standing-up to the livestock.

.- my average tenancy is 2 years and with my Indy properties i expect to pay $1500/year to do a turn- in the right market, with the right property management company doing good screening, they should re-rent  quickly (days to a week)- even with my turnkeys, i spend 30 mins - 1.5 hours per month per property reviewing the numbers, asking questions and ensuring my targets are being met.- just like my local, non turnkey rentals, some units have had little maintenance, others I've had to spend a couple thousand on.

Eric, for basic property research my go-to site is https://ripropinfo.com since it has links to all the city & town tax assessor databases, land evidence records, etc.If you're looking to buy the property tax information for the entire state, it might be available somewhere but you'd have to check with commercial list brokers - I've never found one.Usually you don't want the entire database, you want to target certain properties/people in that database, which is exactly what commercial list brokers such as Melissa Data and others are all about.
