Most newbies are not and lose their shirts. 

hey @Anthony T. great questions and congrats on starting in REI at a young age.  

Now we might not make any money by the time it is sold, heck we might lose our shirt on the property. 

We have T-shirts; we have vehicle lettering; we advertise at gas stations, banks and we even send out mass mailings.

Just know that with FHA there's  a considetable amt of t's and i's that need crossing and dotting - don't let that discourage you though b/c it's absolutely worth it as long as you buy the right property for you.
