New investor DONT BE DISCOURAGED!

I thought I'd share a word of encouragement for those of us just starting out in the world of investing after receiving a very disappointing cakl from a real estate agent this morning. I am looking for my first rental or potential flip investment. I had an agent call me this morning and suggest investment property in the 125k+ range (not including rehab cost). She said that she had purchased her homes in that area for about 35k each and they are all rented. I explained to her that this was my first property and that I wanted to stay closer to 75-80 all in for my first deal. She blatantly told me that this just wasn't possible and that I wouldn't find anything in that range. Needless to say I ended our call very quickly. You may be saying "well she is an agent... wouldn't she know best?" The fact is, there are still some really good deals happening in Georgia and definitely money to be made. Listening to people like this would only cause me to doubt myself and my decision to get into real estate. I said all of this to say, do not be discouraged. If on person says no, ask 20 more! You're bound to get a yes at some point. Disclaimer: I know that this ladies job is not to help me find cheap properties... she is out to make money and she stands to make more money the more expensive the home is.... I totally get that.

@Whitney Payton I know it's hard to hear things like that, and it's great that you know exactly what you want. I feel that if this agent would have elaborated a little more on why she feels there are no good deals in your price range, it may have helped you understand her point of view. 

On the other side of the coin, since the conversation was short, do not disregard what she told you. Try to get out there do some research to gain clarity on why she is saying that. Don't just disregard advice because it may be presented in a form that is hard to swallow. Even better, call her back and try to get more information from her. Everyone has something to teach you. 

I use craigslist to find possible flip leads, and I automate the search process using a website called "if this then that" Every morning I wake up to leads in my inbox. This may be something you could implement so you do not have to rely on an agent to find properties for you :)
