Now the buyer comes back after almost a year and wants the property back saying that the warranty deed is still in his name (which it is).

Or should I put both name on the beneficiary with 50/50 ownership on the trust (because beneficiary need to pay the property tax, I'm not sure) ?

So  you would have to interview your banks first to see if they don't source deposits into a business account.Since you are using this for business purposes ask the bank if you can place this in your business name
