If you are looking to purchase a new flip or rental I suggest staying away from the MLS while the money is out.

I suggest calculating your numbers assuming that you will rent out both sides at market rent.

That's not enough time to have a new floor installed.I'm not sure which is faster carpet or any of the other alternatives that were suggested but i'm not sure 2 days is enough time to purchase, deliver, and have installed.The tenants that move in are only going to be there for a year.

My suggestion to you: if you plan to invest in multifamily down the road, then just skip singe family now all together.

And there are always deals to be had, even if different cities lend themselves to different types of investing.I think as long as you pick a growing metro area that you will be able to be successful in real estate.I would suggest as an example that over the long term, I think DFW will be a good place to invest over the next 25-30 years.
