I’m aspiring to be a developer, looking to study each line and run numbers.

So a little about me, Ive been studying, listing and reading all I can about real estate investing I've been walking and spending time in the neighborhoods I'm targetting which are B class neighborhoods and gentrified areas, neighborhoods where the price will vary from millions to 500K  depending on what street you are on and how extensive the rehabs were. 

Study on youtube, read creative financing books.   

I have been studying Jacksonville/St John's County (SJC #1 School District in the state) for about a month now.

After about 3 years of studying real estate as an investor I've finally decided to get my jump in the pool.

I started studying the stock markets and I was able to make a little profit from stock markets.

Will continue to study up on the aforementioned ideas...the issue is that I am unsure of my preferred niche at this point, but in talking to people on the forums, I think it'll become more clear with time. 

Would I benefit from utilizing a cost segregation study to take bonus depreciation on these?
