My advice is not to rule out renting by the room if you find a great deal on a larger property.

The real estate prices are high in this state and unless some miracle occurs, it's unlikely we'd be able to purchase anything other than land or a fixer upper.Looking for any advice and inspiration on what to do.

As a new investor- my advice, do not get information analysis paralysis.

If the problem persists, you could look into soundproofing options for the ceiling, like acoustic panels or even just thick rugs or blankets hung strategically.

Optimized doesn't just mean your digital environment, but all the basics like making sure the rooms look photogenic and have an Instagrammable moment, having backups off all bedding and replaceable items so your property always looks like the pictures, setting up strategic partnerships with local businesses, tour guides, etc...As far as management - make sure to have a handful of cleaners and contractors on good terms.
