Once you close on the house and have the deed recorded, you begin eviction proceedings just like they were a tenant renting from you that overstayed the lease and/or stopped paying.

When the music stops, you're hoping that there is a chair to sit in (loan payoff or fully leased project).I'm not in equity at the moment, but if I were I'd focus more on projects with higher current returns and less residual value.

They do not rent to "under the table" incomes, no exceptions.Here are some notes on "under the table" income:-- It's not garnishable (someone else said that too)-- It can stop at any point for any reason between "employer" and "employee" for a ton of reasons.-- If the IRS finds out, they always get paid first, which could mean your rent check stops.

Not surprising to see the north and west side of Houston expanding rather quickly, however, just east of downtown can be a profitable investment venture if you have the capital to buy large areas.

I recommend establishing the area you want to be in based on solid key indicators, then finding the best real estate broker, real estate investors association, and lender to partner with for your next venture.
