I think your best bet would be to put the LLC together go with HML or private funding do a flip to build up assets (or maybe even wholesale to build up the cash reserves) then use the assets or reserves to do what you set out to do in your plan.

Schools/universities may have a hard time, they are not going to close, so don't be afraid to get in that area, a good bet imo.

It might be a couple hundred bucks to get one out there but then you will know for sure if you have a problem or not and how to fix it.Heck I bet you can talk to an engineer and he might be willing to look at pictures first and then tell you if further study is needed.

You could ask the seller to suboordinate his lien position with the financed note for the second.No way I would want to do that though.I think a better bet is a money partner that makes some on the note to you and an equity stake etc.
