Figure out how to keep your job and wake up 2 hours earlier, plan your calls at lunch and plan your activities at night to move pawns in the 5 chess games at once.Then at year 2 or 3 when you have proven 1/2 to full job income replace you can have those conversations of, is it time for full-time.I still run a tech business.

I live right up the street and plan on staying here forever so my rentals are next door/close by.The two houses are grandfathered and if I want to replace them they give me a 30-day window to replace which isn't happening unless I go mobile which I do not want to do.

I wanted to make sure we're not missing anything before we close:Requested an estoppel agreement to be signed at the final walk-throughNew/updated lease will be signed honoring the previous termsRequested to see the rent rollWe have a copy of the leaseThe sellers agreed to replace the roof before we close; we asked for the roofers information to make sure they are licensed/will pull a permit, and to get information on the roof.Will confirm that security deposits will be transferredAnother concern/question I had is about paying cash for keys.

It does put  you in a position of looking to purchase in a sellers market but if you factor in the taxes savings you're still getting a deal on your replacements.

It sounds like you don't want a rental - so you need to look at your options to sell...owner financing, conventional, etc.You could do an Executory contract as a means around the 180 day limit but would seek legal guidance as there are lots of disclosures and risks with that route.Also, I assume this is residential - the requirement does not apply to commercial or investor purchases.
