Have to Break Tenant's Lease

Hello Investors and Landlords

I have a situation and was hoping that someone could provide me with a few pointers. My investment home (SFH) which is currently rented out has increased my DTI significantly. Because of this, I cannot finance another property - I'm assuming - unless I sell this property, and here's the problem. The tenants have just renewed their lease.

I created the lease and I did not add any conditions for me to break the lease at any time. 

My goal is to sell my investment home, so I can move into a two unit, apartment, so any advice would be greatly appreciated.
