I am not sure how open to this you would be, but there are a ton of grants with the native corporations up here that will pay off your student loans for 20+k/year if you go work out in the villages and help with their medical care out there.

I will say, I went from being rented every weekend in 2021 to being 2 or 3 weekends full in 2022 and things are a bit slower in 2023. 80% of my listings used to be Airbnb, 20% VRBO.

Our best tenants financially were those that worked at a retail store 30 hours per week, in other words any medical, auto etc emergency was not insured and they were one incident away from total financial devastation2.

The fact that you refer to a license required by law in most, if not all 50 states, as an arbitrary "piece of paper" is the exact reason why you're never going to get the respect you're seekong from the other professionals out there.Kind of reminds me of Pilots who got their student pilot license. ( just fill out the form and have a medical and your instructor signs it) then proceed to fly for years and years without ever getting a true Pilots license..
