Your 1 bedroom will mostly be rented by individuals and couples, but it at least gives you the flexibility to put a sofa bed in the living room and sleep up to 4 people.

Those hours most people are sleep thus no one is calling/texting.

(please tell me I'm full of BS, all you PM's, if this is not true)  That's the only way you can scale it up to hire all the people you need for Leasing, bookkeeping, etc, and to be able to have an after hours service to handle emergencies, so you can ride your harley on the weekends and sleep at night without being interrupted.Instead of taking all the time and headache of building a PM business, I'd use your money to find and buy and sell investment properties. 

As someone who owns a handful of homes in Rockford IL, I’d say don’t sleep on all of Illinois.

I did a remodel with addition (including ground disturbance, thus full site plan and tree plan, but no demolition permit) and my total process was 30 days and 5 trips from the time I submitted my completed permit application.

As the great investor Warren Buffet once said, If you don't find ways to make money while you sleep, you'll work until you die. 

Evictions, property damage, and late/missed rental payments are just a few items that we don't lose any sleep over making this type of investment more comfortable for us to accomplish long distance.

Pulling the windows will likely disturb the lead, so keep that in mind.

Some property owners offered to be in partnership to make money with their property than just let it sleep.

No need to concour the world, they simply want investment income and to sleep sound every night even if it takes a bit longer to create wealth.B: those who don't like paid off properties see it as a "waste of resources" as they can be spent elsewhere.
