I hadn't known about that organization until Account Closed mentioned it in my "diary". 

I'm going to use a bit of analogy here...For a real estate investor, a spreadsheet or calculator is a tool...Just like a skill saw is a tool for a carpenter...As a carpenter apprentice, you should learn the necessary 'skill sets' and 'crafts' to safely and responsibly use your carpentry tools to provide a professionally finished product for your clients.As a new real estate investor, one of your main 'skills sets' or 'crafts' that you should develop is the ability to analyze the financials of potential deals. 

But be thoughtful and organized in all your acquisitions and you'll be ok.

At first I was keeping the notes on paper and due to lack of organization lost someone of these notes but traced the numbers back fortunately.No follow up system/ trackingCurrently I am not using a CRM or any lead follow up system.

There are other factors involved like negotiation skills and education/knowledge.

Ive set up alerts for my area and have talk to one of the organizers for the NY meet up group.
