By the time they do all of this review and then have to do any changes and fixes to make it work for your site (and there will be changes) it will be more expensive than if you just started from scratch with them.

In the Columbia area, you do not need an on-site manager but you do have to have a responsible party within an hour or so of the property. 

Other things to consider beyond your return are the market the property is in, actual work/time you will dedicated to this and how you're going to finance this.
