Second question... if we can put in LLC, the house is currently titled in both my husband and my names but we were thinking of having him sign it over to me and having the LLC in my name only.  

If you are thinking an actual ADU, thats different.

For the price of courses, I pick up ones that appeal to me because I think that if I can add one thing from them it pays for itself. 

i am trying to gauge the usefulness of a service that I think will not have much demand. 

@Viral Patel, I'm sure the process will vary from state to state but generally when a tradesman files for a mechanics lien, I think they attach the property at that point probably with something like a lis pendens which is basically a notice that pending litigation could affect the title to the property.
