If many items need to be replaced sooner rather than later then I would plan on having a reserve fund already in place to replace those quickly and then the monthly reserves can replenish the maintenance fund.

@Shelly Shanks For buy and hold the formula is relatively simpleAnnually:(Monthly rent x 12)- property taxes - insurance -property management fees - HOA fees if applicable - budgeted maintenance and repairs- expected vacancy - loan payments.This will give you your annual cash flow.

Also, I added a "maintenance/repair" category for minor things like fixing a leaking toilet, broken window, etc.

I would develop a ruff estimate of all needed repairs/deferred maintenance requirements.

@Ramsin Jacob 1. yes, we get w9 from all investors2. we cut them a check or wire their funds at end of flip. or if they want to re-invest in a new deal, we do that.3. i think you can do it the way your CPA said, but we have investors trickle in at multiple times, and deals move fast and w/ about 5-7 investors per deal, we keep it simple w/ loan agreements.
