Do you schedule these inspections far in advance?

Maybe just add networking to your weekly schedule.

If the deal looks like it can work with those numbers then you can start to peel back the layers and ask the seller for financials, capex schedule, etc.

Schedule a day that you want to change out the carpet, ask them to take out all fragile or sentimental items prior to work, have a crew of 2-3 people move the furniture into another room. tear up the existing carpet, unroll and cut the new stuff, put the furniture back, you'll be done before sundown!

I'm scheduled to attend 3 meetups this month (April), so hopefully, that is the start of a trend. 

We are also open SFRs in the better neighborhoods (Ohio City, Tremont, Detroit Shoreway, Shaker Heights, University Circle, Lakewood, parts of Old Brooklyn, Cleveland Heights, etc.) if the price peaks our interest.We're currently scheduling meetings with local contractors, lenders, brokers and property managers, but would love to make some connections from the Bigger Pockets community.

If you do not live in the property, it doesn't matter what kind of loan you have, you will fill out a Schedule E for the property and claim the revenue and expenses that way. 

My (meanest, but) best tenant is not particularly sophisticated, but has rent scheduled as a recurring auto-payment, God bless her.
