You're going to get very divided opinions here.Most people agree that forming an LLC is a good plan for (some) anonymity and protection, but the right insurance policy is even more important.

25% for flood when creek rises, fire, non paying tenant, roof repairs, tree falls on duplex and insurance deductible is $2500, tenant puts toy down toilet and clogs main line, dog which you did not allow bites someone, disposal stops working, property manager 10%, property taxes increase because they see you did rehab or you changed the title, noise fine as tenant decides to become a drummer, trash bill, ants or vermin and you have to hire a exterminator, mold claim, planning department inspection fail, city fee as business, legal fees, CPA fees, insurance goes up, Imperial Beach business license and landlord permit/ annual fire safety inspection/gas co inspection $1500+, heaven forbit the Coastal Commission says you dumped foul water, to name a few

Personal opinion.My policy is that I will only hold a rental vacant for one week.

They also have the right to screen potential tenants and establish their own rules and regulations, such as pet policies and late fees.

Honesty is the best policy Bruce, always thankful of somebody telling the blunt-faced truth.

After reading through my lease multiple times, I do not have a pet policy in place, because it wasn't needed.  

This is a great RE market for return but the socialist rental policies can be extreme.Good luck

@Kushal Dalal If you have been using LLCs thus far and are familiar with the process, I would continue to use them and use one per property regardless of state, unless the property values were very low then maybe I would consider trying to put several into one LLC to simplify things on the administrative side.Another thing to consider is that with STRs, you typically have some host liability coverage through the booking platform and be sure to get a specific STR policy through your insurer as that will cover more on the liability front than a standard insurance policy would.  

However, I identified loopholes where it is no longer such a problem following Covid policies..
