I think the path of renting out additional rooms to roommates would be a good option.

I’ll give you a personal example ...my roommates turned out to be very successful entrepreneurs who sold their company in their early 20s while building a company in college ( like me) and THEY were actually the reason I got into entrepreneurship and got introduced to their network very early.

If I was looking to purchase this as a rental, my mindset would be on the "roommate" factor, not necessarily the overall MP of rent.

If you plan to live there you could have roommates and cut down your living expenses while cash flowing.
