For example, i used to own a bunch of doubles in the black rock/riverside area, I was purchasing them for 40 to 45k, renting the units for 500 to 650, so all and all i was making 500 to 700 profit every month on a double.

Still, we even have our haters in Hawaii... and that just inspires me... people who will hate you because you're successful and wealthy; others hate because they think that house-flipping drives up the cost of real estate here (I don't buy that argument)....and women rock in this business!

How do we find Contractors that can take this from start to finish .i.e. can we sub it out to different subs (framers, sheet-rock, plumbers, electricians, roofers, etc)..or do we need a GC for getting the permits etc in place?

The point being, while it is a "lien" it's not a rock solid lien like a second mortgage.
