Have you called a duct cleaning company.. that would be my first thought,, and second is to put in a switch where each and every time the bathroom is used, the vent fan goes on, this can be wired at the switch,, also I've sprayed Kilz in vents where smokers have lived and this has been helpful.. also consider a stronger motor in the bathroom vent fan and make sure the exterior vent opening doesn't have a bird's nest in it.. and is opening and shutting properly. 

Im living Wilmington NC area and its growing like wildfire here; tons of new houses, apartments, restaurants being built and its great to see. 

And, yes, I did still verify his employment for the job he was leaving to move down.3) His background and his wife's background were working in the restaurant industry. 

If you have restaurant, hotel, or retail experience, you will be in better shape.

@Brayan Ocho I am always cautious about a 1/1 as a rental property, outside of if it is located near a hospital, college, university, theme park or in an area that has a lot of bars and restaurants.

And likely, he won't have a top notch attorney so yours will be able to get any lien and suit shut down quickly.

He said he cancelled it because there was a leak and his water bill was over $1000 but he has since fixed the leak which was from the water meter to the property but didnt want to get stuck again to had shut off water to the property.  

Hi Everyone, I am 25 and pre-approved with 5% down on a $499,900 two-unit multi-family unit in an increasingly popular neighborhood of Chicago--fifteen minute Uber to Wrigley Field, surrounded by tons of public transit, new restaurants popping up, etc. 

I think fast food or some other restaurant would do well, lots of options.

At this point it might be more of a "shut up and let me tour the place" item.
