.: @Michael Quarles , hope you are reselling the leads that did not work out for you (i.e., answer NO to RE agent but are above your price point) to some real estate agents to recover marketing cost and some additional cash flow ...I was thinking that it would make sense to collect the info on the ones that weren't super far off but to high for a simple yes and "Birddog" them to other investors for a couple hundred bucks if they end up buying something.If he, or someone in the office, has a licence they could try to refer out the retial people as well.

That agent then says great let me show you houses from the MLS and proceeds to say in todays market that they are seeing offers at 105-110 of listed price.If I buy at 50% equity and only pay 6% in commissions,(in my case 3%) to resell why would I ever deal with the crap agents have to?

Garrett - See my post above...you need to find a lender first who will do this and then ensure that the buyer uses that lender.Typically, wholetaling involves actually closing on the house and then doing some minor work before reselling; what you're suggesting is just wholesaling to a retail buyer.

When I explain the 10 page contract and cover items with them which aren't required like the fact that I'm going to make a huge amount of profit buying and reselling their home it works.

@Paul Felix I'm impressed with your commitment to metrics and attempts to abstract better data to your response rates.Thanking the big picture view, you still don't know if the problem is the list, the mailer, the message, the timing or any combination thereof.I suggest you enter the direct repose marketing work of Dan Kennedy, Perry Marshall and others now that it appears you wish to be a serious marketer.I just returned from hosting my invitation only mastermind group in Santa Barbara where one of my members has been pulling several million names per month, covering all 3,043 US counties and reselling the data (it's a very big enterprise).

It is very much under market value and you could either keep it as a rental property or simply resell it for a nice profit.
