In your shoes I would buy the book, read it and share the ideas here in the forums before you commit to giving him any funds.

Get reps in it. 

Our CCC is -- Newburgh NY or Providence RI, 2-3 unit multifamily, in move-in ready conditions with just some cosmetic fixes needed, $250k or less, with at least 10% CoC return and $200 cash flow.Following the guidance of Brandon Turner on "getting our reps in," my partner and I have been doing at least four analysis a day.  

One important thing to note, the real estate professional status (REPS), is established on a year-by-year basis, so make sure you are properly tracking your hours to establish your ability to qualify, if ever challenged in an audit.
