Serve 14 days on 2nd day if they don't pay.3. if your lease states the lessor is the LLC and you file the 14 or 30 day notice and the court paper with the LLC name,  the judge may toss it out and require you to resubmit it with a lawyer.

You can file for an LLC by yourself for about $100 most places and you can't do it incorrectly.

Ditto with things like adding a washing machine or dishwasher where there wasn't already one before, installing new windows as part of a major kitchen remodel that requires their reconfiguration, and so forth.

However, having another job is going to be one of the biggest factors in this, particularly if the other job is full time.It is honestly very difficult to say with a straight face that you work 40 hours per week in a job and 41 hours in real estate without pretty much anybody raising an eyebrow at it.The other issue is, even if you don't have a full time job elsewhere, being able to honestly say that you spend 14 hours a week in real estate is also tough if you aren't in the middle of a remodel almost continuously.I'm not saying you don't qualify.

Hi @Joshua GreenwaldI am an investor in CT and just a heads up, I believe the rule here is any lease longer than 1 year needs to have a notice of lease filed in the land records.

The whole reason for this was to make him some money but he is mad that I opted to refinish the nice maple hardwood instead of throwing carpet back in, and I had to completely remodel 2 bathrooms and I replaced lath and plaster with Sheetrock where he wanted to just mud the cracks.
