I find the most important thing when going through the rehab is to make sure you are not over improving the property relative to the other rentals you will be competing against.

The property could use some updating but is in relatively good shape all around, and came with a 14 year long tenant on a yearly lease.

The 15% DP, would have wiped out my savings, however, I wasn't overly concerned as I do have a decent gig, relatively low expenses, a healthy amount of available credit and expected cash flow from another investment property in which I would start to re-build my savings.

If rental income is just another line item on the calculation then I think I can come up with the number.The next related question is what overall DTI does a typical underwriter require for a loan on an investment property or does it even matter if the property is rented and I have a signed lease?
