What's the procedure for me to update the records?

I am good at analyzing numbers/propertiesI am good at excel and can record informationI am good at communication and I am comfortable speaking with seller agents/vendors

Then have the property appraiser update the records to show that it is part of the heated square footage... too many try to use porch areas as bedrooms and get caught later because it is not permitted properly...

So as a mom your landlord might be willing to throw alot of resources/money attorney at keeping her son's record clean. 

Also most warranty deeds except out restrictions, taxes and easements of record from the warranty, so if the title company didn't take exception for an easement and an easement holder shows up it probably won't be a breach of warranty but it would have been covered by the title policy.I'm not an attorney and this isn't legal advice, it's just my opinion.
