My gut feeling is that this house does not have much equity in it and perhaps that is why your buddy is offering to buy you out for $2,000.In the same way that you are thinking of him as spoilt and arrogant (which may well be true), he may be thinking of you as a person who does not understand the business reality of this property - that it was a poor investment with no current equity in it.I suggest that you first try to have this property comped by a couple of experienced agents.

In reality I have never heard of a lender going there, I have heard many listing Realtors object simply because they seem to think if there is a loan involved there is a chance it won't close and they won't get their lunch money, then to apease them we just say, it's a cash offer if the loan is in place we will use the loan, if not, we will use cash, prepare to close the deal!

While someone can certainly put up a fake pic, impersonating someone online is illegal, so I assume that most people aren't stupid enough to do that.2 - It also helps to create a human/emotional connection with that person.3 - Finally, it allows you to bridge the gap between online and reality.

In reality it could be possible that you'd only get 70-90k out of the property you are looking at as a flip after repairs.
