I have read forums/blogs and almost bought a program with a guru online.

I have been reading some forums where people will self-manage their own properties.

@David Cruice Do you have any advice or reading material on how to offer a note for sale or structure a deal like that? 

From what I'm reading, Personal LOC seems to hit your personal credit rating rather badly and Business LOC can't be used because HUD will not deal with businesses. 

I have read there are a few exceptions for a 2nd FHA loan and one could be, because we own the house jointly.

@Jeff Filali I was reading that some people were saying that having a licenses and wholesaling is more of a hassle than wholesaling without a license.
