I'm not sure how much of that is going on right now, but I'm sure there are always traveling nurses and doctors coming into this area that need short term housing.A lot, of property management companies will only do a minimum of one year leases, but I think there is good value to be had in the short term rental game, as long as you have a good strategy and a management company that is align with your vision.When I was leasing full-time, I used to get a lot of calls from insurance companies who have clients who's properties have been in a fire or some natural disaster and need short term housing, and they're also willing to pay a lot higher than market rent.

The area I am targeting is a vacation destination that is rather seasonally resilient (working theory backed by decent to moderate research so far).If I can get past the zoning hurdle specific to mainly "wastewater" - referring to the collection of the toilet, shower, and sinks discharge - I want to purchase 10+ acres that allow me to scale to something quite significant in time

I built that one a few years back it will be similar only the exit is going to be 850 to 900k this time around.. this area does not have the heavy influence of the BAR like south of Broad  and other areas..

I agree with with Jordan that long-term your time is probably better spent focusing on residential sales especially with your goal to own multiple rental properties one day.
