To increase your chances show them the math that all of their prosperity at a later date and allows them to pay their tax at a later date and its spreads out income over the length of the loan instead of it all being liable and being paid at the end of that year after it closes.

On average, our water/sewer bill runs between $500 & $580 a quarter and we state in our lease that anything over our budgeted amount will be split between all the tenants.

Regarding the plumbing, I routinely request that "old style" stop valves (multi-turn gate type) be replaced with quarter turn ball valves that have a much longer operational life.

Have you ever thought about a bar and grill, with a main room bar and a 2nd smoking lounge bar.You could call it "The Poker Room" and have a cards theme to it.Dark wood, low lights, lots of alcohol behind the bar, with bartenders in uniforms.A secret entrance in the back from the rear of the building, stars go right down to it.Pick a radio station aimed at a particular audience and advertise there to attract sames (birds of a feather).Bring in a live band (that matches the clientele) once a quarter and advertise that (all the bottled beer they can drink plus a kicker of cash for appearing).With ultra sanitary restrooms.Basically a speak easy type of bar.

As I looked more into LLCs I realize asset protection is extremely complex.Under California Revenue and Taxation Code (Tax Code),  I would be considered 'doing business in California if any of the criteria below is met and I would need to create an LLC in California:1-If your gross sales for the company is 25% or more for the State of California, or the gross sales exceeds a threshold (just over $600k) IN the State of California, even if under 25% of your overall sales2-Or, the assets (real or personal property) owned by the company and located in the State of California is 25% or more of the total assets of the company, or the total assets exceeds a threshold (just over $60k) IN the State of California, even if under 25% of the assets owned by the company.
