We have built close to 40 properties in  in-fill neighborhoods from the ground up and investors have purchased those properties for the purpose of long-term buy & hold.

I think this tenant does it on purpose because when I serve him a 3 day notice you cant include the late fee.

So if you look at the purpose behind the distinction, it seems highly nonsensical to me,
