We have built close to 40 properties in  in-fill neighborhoods from the ground up and investors have purchased those properties for the purpose of long-term buy & hold.  

I won't go into more detail...this post is long enough already.So, the purpose of this post...instead of criticizing those that have fallen for this 'super obvious scam'...as some members imply, I'd like to use this huge network to actually do something about this.

This area is not zoned commercially for business purposes and its in a neighborhood where there's nothing but families and regular residents... any thoughts?

I think this tenant does it on purpose because when I serve him a 3 day notice you cant include the late fee.
