Do you have a lender than can use them purely as collateral as downpayment like a second lien, or were you planning just to liquidate everything you had as soon as the offer was accepted.

Was it an owner-occupier conventional loan, or, a pure investment loan?

He loves me but if any stranger comes by in a car, he is ready to take off with them just for the joy ride.  

Even though the information was great, I believe it was my pure ambition that got me to where I am today and what will accelerate me to where I want to be in real estate.

It appears that there is a subtle difference in how to deal with this on owner occupied multi-families vs pure investment multi-families.Basically, these are the options I see so far:1.

I feel a great deal of it comes from lack of knowledge, effort, and being content.KnowledgeMost likely, if a person doesn't know someone or isn't purely interested in all things investing, they don't seek out the information on how to do it, how easy it can be, and the different levels it has.

Time will tell who is the winner.Land investment is pure speculation for rich people, with no cash flow.Farmland has some small cash flow but still largely speculation.SFR is cash flow and speculation.Apartments, commercial properties, mobile home parks are mostly cash flow.Stocks are speculation with small cash flow, only for dividend.Bond are cash flow only, with limited risk.Junk bond is higher cash flow with greater risk.Higher profit always comes with higher risk.It's anyone's pick.

the advertising can easily be handled by the owner and then handed of to the manager, if that was an issue, it's purely logistical.
