Time will tell who is the winner.Land investment is pure speculation for rich people, with no cash flow.Farmland has some small cash flow but still largely speculation.SFR is cash flow and speculation.Apartments, commercial properties, mobile home parks are mostly cash flow.Stocks are speculation with small cash flow, only for dividend.Bond are cash flow only, with limited risk.Junk bond is higher cash flow with greater risk.Higher profit always comes with higher risk.It's anyone's pick.
