Even if I self manage, I like to budget for management because at some point I might turn it over.But from a house hack standpoint, the oversimplified math is, the $1,000 rent from the one side will cover your mortgage.

If no, then pay down debt.However, you can do all the math you'd like but if you cannot stomach the possibility of having debt, then you will end up paying down debt no matter how much the math tells you not to.

Based on my current savings, my anticipated earnings available for reinvestment, and the CoC returns I'm seeing people achieve on BP, this goal seems realistic in 5 years, iff (a joke for you math nerds) properly executed.
