Or if they win the monthly prize a $20 max ( including tax) prize is a good incentive, including the "thank you for being a great resident / tenant" is also proper to include.Christmas is be about caring / sharing and giving back to the people that basically give you your income.

IMO and experience the 50% rule is overly conservative - - I use 30% of GSI as a boundary to determine if the property is being managed properly - - lower indicates inaccurate data and higher indicates obsolete fixtures and equipment.

@David Tipton  you are absolutely correct on the single member LLC. vis a vi the corp veil.. one reason to have proper G L insurance.. on my 27 homes subdivision I am building in Portland right now.... it cost me 40k for  1 million in coverage for the 10 year warrenty period. and we bought that basically only for cost of defense.I am just about out of the land lording game.. and can only go on my 30 plus years of owning the dog gone things.. and I have never been sued by a tenant.

If you wanted to own the home yourself, then you must use a form of owner financing, which include subject to, land contracts, deed installments, mortgage wraps, or if they own the home free and clear, they can create a promissory note and a new trust deed, where they are first lienholder position on the deed.
