With gas (or propane) you need a chimney for gravity vent units, that means you now have to properly maintain the chimney and possibly install a liner, repair masonry, etc.

Make sure all the proper permits were pulled, and maybe find the city/county inspector on the job and talk to them.

If your tenant doesn't want to be bothered and is happy with the way things are then I wouldn't push it but most of the time I have found that you can get a lot of stuff done while a tenant is living there with proper communication.

Rarely would your really need such a thing, if you're wholesaling and relying on such agreements, you're probably not structuring your deals properly, such aren't needed.

@Josh RichThe bank account for the Solo 401k can be set up at any bank, however, it must be established following proper procedure, we found that most bankers are not educated enough to do it correctly that is why we have relationship with couple people that are trained and know how to do it properly.
