It’s easy and completely passive, but I have no control and am not learning how to repeat the process on my own.So there’s my background.  

-Seeking funding (brokers or creative) most likely FHA-Appraising and estimating repair costs alongside professionals to get an idea of the process-Building relationships with contractors, getting estimates on potential projects (also, reading to get a general sense of ARP)-Learning and executing rehabs, by self and delegating to contractors.

I should have done due diligence and looked into her background, but I had had such a good experience with the other PM that I just never thought to do it.

The house is solid, with no nightmarish issues costing us big bucks, or rather, nothing that I couldn't handle myself, with my ever-expanding renovation background, for basically peanuts.

Many people, mostly young urban professionals, are moving into the city and surrounding areas to take advantage of this growth.

As always, don't trust the internet, seek professional advice.

If you keep dad and he gets added to the lease, he needs to go through the same background check(s) you put the couple through. 

Lots to look into here, might be worth hiring a professional to make sure you do it correctly.
