Just wanted to jot down a few things.I get probably 10 mail pieces a week from various parts of the country on assets we own.. we target the same thing wholesalers do so we get these.I had a few surplus properties so I wanted to go ahead and reach out and see if I could find any true cash buyers not assignors..Any who..

So you would lose the advantages of an LLC and add the disadvantages of a C-Corp. i don't know what advantage you think you might gain with this structure but it will probably not do what you expect.

@Joseph Bogorad, put simply, anytime its principal and interest expenses total higher than 50% of its rental income (in this case, 61% at the asking price), you're looking at a probable negative cash flow scenario (given that your other expenses are commonly around 50% of its income).

My company is going to be a family business with other family members.I purchased cashmoneydough.com in case it is a better idea to have a generic URL on the mailers and bandit signs.If I use this URL, I’ll probably set up a DBA under the surname company.

You might be able to drive for dollars and work the phones enough to turn up a few deals, but if you need substantial volume to generate startup cash, you're probably going to have to pay for direct mail or other marketing techniques.
