There is a paid version of Rentometer that shows you the comps in the area with pictures, sqft, and other info so you can gauge where you would be at compared to them.

I had water coming in from the same area because the hydrostatic pressure at the wall and below the slab caused water to seep through the cracks which were primarily at the point where the slab met the wall. 

It does not sound like you are stuck in analysis paralysis, rather you feel the pressure to make something happen.

Are there easy ways to find recent STR data to gauge demand and understand guests demographics that would want to stay there?

Also, lLet the coach know you are going to do this and then gauge how open is he to providing information to you and how reasonable is the information you received compared to the investment he's asking.  

I think that there are some that have the pressure of making a check or getting a sale and dont realize what just one satisfied client can lead to ..in some cases it may lead to many, many new clients or sales from that one ..

You won't be there to keep a close eye on your tenants' behavior or their treatment of the property, or to pressure them to pay if the rent is past due.

The biggest problem I have is ants frying the pressure switches, which seem to happen nights and weekends - they are inexpensive ($15 - 20), and labor to replace is a service call fee.

Maybe the roommates will put pressure on her to move out and they will find a paying pleasant roommate.
