Corey, the best insurance policy would be one that pays claims and returns premiums at the end of the year if there were no claims, butI haven't found that company yet!

Jonathan, Thanks for the insight.Seems if you plant a variety that is in demand today, by the time your vines are producing the supply side will be catching up thus eroding the price premium.

My question is, given the premium pricing and diminished returns turnkey requires plus market uncertainty, is Memphis turnkey a strategy for you? 

You'll lose claims free discounts and be harder to insure if you start making claims, so keep a higher deducible, realize some savings on your premiums, and self insure any loses less than the five digit numbers.

If a loan is paid back in full within 180 days or so, lenders have to pay back any premium earned.  

I have seen some people in Columbus, Ohio turn their investment properties into STR, run them for a year, and sell them at a premium.
