Currently we are seeing STR owners posting for sale due to reduction in prices they can get per night and the vacancy rate increasing.

It's a good time to get back in before rates come back down and things get crazy again. 

Also would hope interest rates may be better by the time everything would be complete.

A lease with the option to purchase at market rates makes sense for right of first refusal if they have money to deposit.

Then, do a cash out refinance after renovation and rental rate correction.

That can also cause issues with expired mortgage rates, rate lock extension costs/fee's.

I think this technology will continue to improve over time giving more battery power and additional capabilities.Even the less expensive brands have worked well in our communities, I guess we will see how they compare over the next few years.

I’m wondering how are investors making money with the interest rate being so high.

With current interest rates around ~7% for investment properties the net cash flow initially with new construction or turnkey would be 1-2K/month (terrible CoC return).
