I will not be in a position to start putting in offers, etc. and I don't want to waste the time of a busy professional (realtor) by constantly asking for comps for what in essence is homework for preparation.

I'd recommend either going for a legal 3-4 flat or a 2-flat that is duplexed down or up.It's a good idea for your agent find out if any of the units are "non-conforming" or "illegal" before you take the time to show the property and make an offer.

I have heard good things about KBKG and they have an online tool for cost basis of 600k and under https://www.kbkg.com/residential-costsegregator I personally used CSSI and they were awesome https://costsegregationservices.com/ but don't offer DIY.Hope that helps!
